How much do I need for a down payment?

Anywhere from nothing to twenty percent depending on the program. VA and Rural Development can be zero down. FHA can be 3.5 percent. Conventional can start at three percent for qualified buyers. Twenty percent was never a requirement, it simply avoids mortgage insurance.

What credit score do I need?

Lower than most people assume, and it varies by program. FHA is the most forgiving. Higher scores earn better pricing rather than acting as a pass or fail line. Ask before you decide you do not qualify.

Does getting pre-approved hurt my credit?

A pre-approval involves a credit pull, and the impact is small and short lived. Multiple mortgage inquiries inside a shopping window are treated as one, so comparing lenders does not compound the effect.

How long does a pre-approval take?

Often within the hour once we have your information. You receive a written pre-approval certificate you can hand to a listing agent.

How fast can we close?

In as few as 21 days. Underwriting happens in house, which is why that number is realistic rather than a marketing claim.

What will this cost me up front?

There are zero origination fees. A credit report fee applies when we pull your credit, and it is disclosed to you before it is charged. Every other cost appears in writing on your Loan Estimate within three business days of applying.

Can I buy while self employed?

Yes. Conventional and government loans use your tax returns, and there are programs that work from bank statements instead. For investment property, DSCR loans use the rental income and do not look at personal income at all.

What if I have had a bankruptcy or foreclosure?

There are waiting periods and they are shorter than most people expect. Tell us the date it discharged and we will tell you exactly when you are eligible.

Do you lend in my state?

Reliant Mortgage is licensed for residential lending in 33 states plus the District of Columbia, and does investment property lending in 8 more states beyond that. The service areas map shows all of them.

Can I close in the name of my LLC?

On business purpose investor loans, yes, and most investors do. On a loan for the home you live in, no.

What documents will I need?

Two recent pay stubs, two years of W2s or 1099s, two months of bank statements, photo identification, and two years of tax returns if you are self employed.
